Mysuru is Karnataka's second-largest city. It is also the state's cultural capital, known for the Mysuru Palace and the Dasara festival. The city sits 145 km southwest of Bengaluru. A six-lane expressway links the two cities. Mysuru spans about 128 sq km, and growth is now spreading west toward Vijayanagar, Bogadi and Huyilalu. This corridor is where you will find new projects like Prestige Pavilion.

About Mysuru

Mysuru has always drawn visitors for its heritage. The Mysuru Palace, Chamundi Hills and the Dasara celebrations give the city a strong identity. But Mysuru has changed a lot in the last decade. IT and education firms now add steady jobs. Infosys runs a large campus in Hebbal, on the city's northwest side.

Housing demand has followed this growth westward. Vijayanagar, JP Nagar and Bogadi built up first. Now the belt has pushed further out, into Huyilalu and the villages along Hunsur Road. This is where Prestige Group has launched Prestige Pavilion, a 4-acre project with 360 homes.

Where is Mysuru located?

Mysuru sits in southern Karnataka, in Mysuru district, within Mysuru division. It borders Mandya district to the northeast, Chamarajanagar to the south and Kodagu to the west. The city lies at around Latitude 12.30° N and Longitude 76.65° E.

Bengaluru is 145 km northeast. The Bengaluru-Mysuru Expressway (NH 275) links the two, and the drive takes about two to three hours. Huyilalu, home to Prestige Pavilion, sits on the western edge of the city. It lies along the Bogadi corridor, near Madagalli, Belawadi and Anandhasagara Layout.

Mysuru pin code

Mysuru's core postal codes run from 570001 to about 570031. This covers the city corporation limits. Areas on the outer edge carry different codes. Huyilalu, for instance, falls under pin code 571130. It sits just beyond the main city boundary, on the Bogadi Road stretch.

If you fill in a property form, copy the pin code from the sale deed or RERA listing. Outer localities often carry codes that differ from the main city series. It is easy to pick the wrong one.

Mysuru connectivity

Metro

Mysuru does not have a metro system yet. Namma Metro serves Bengaluru only. There is no plan yet to extend it to Mysuru.

Railway

Mysuru Junction is the city's main railway station. It has direct trains to Bengaluru, Chennai and other major cities. The station sits close to the city centre, about 13 km from the Huyilalu-Bogadi corridor.

Roads

The Bengaluru-Mysuru Expressway (NH 275) is the fastest route in and out of the city. Hunsur Road runs west, past Bogadi and Huyilalu, toward Hunsur and Kodagu. KRS Road heads north toward the KRS Dam and Srirangapatna. The Mysuru Ring Road links these routes around the city. The Mysuru Peripheral Ring Road is still under development. It will add another loop further out, close to Huyilalu.

Airport

Mysore Airport (MYQ) sits at Mandakalli, on the city's southern side. IndiGo runs flights to Hyderabad and Chennai. For wider options, Kempegowda International Airport in Bengaluru works better. You can reach it easily via the expressway.

Sharada School in Bogadi sits closer still. It suits younger children who need a shorter commute.

It is the city's largest super-specialty hospital, with over 200 beds and more than 30 specialties. It also runs multi-organ transplants, rare in this region. Smaller clinics and multispecialty centres are spread across Vijayanagar and JP Nagar. Both sit a short drive from the Huyilalu-Bogadi belt.

Landmarks in and around Mysuru

Mysuru Palace remains the city's best-known landmark. It draws visitors through the year, especially during Dasara. They make a popular weekend outing if you live here. The University of Mysore is the city's top college. Infosys' Hebbal campus is a major job hub on the northwest side.

One landmark is still being built, and it is worth knowing about. Karnataka has approved a new cricket stadium at Huyilalu, near Yelwal. It will cover about 26 acres. Once complete, it will be the state's second international venue after Bengaluru. It sits close to Prestige Pavilion.

Mysuru population and census data

Metric Figure
Population, Mysuru City Corporation (2011 Census) 8,93,062
Metropolitan area population 9,20,550
Area, City Corporation limits 128.4 sq km
Number of wards 65

These figures come from the 2011 Census. The city has grown well beyond them since, especially along the western corridor. Prestige Pavilion alone will add 360 new homes to the Huyilalu belt. A decade ago, this land held little more than farmland.

Property rates in Mysuru

Mysuru's average price stood at about Rs 7450 per sq ft in mid-2026. Apartments traded closer to Rs 6,350 per sq ft on average. Rates vary by area and project type, so compare similar homes before you decide.

Configuration Example project Starting price
Plotted, 1,200 to 2,400 sq ft Sobha Retreat, Bogadi Road Rs 24 Lakh
2 BHK, 1,100 to 1,300 sq ft Prestige Pavilion, Huyilalu Rs 77 Lakh

4 BHK, 2,200 to 2,600 sq ft Prestige Pavilion, Huyilalu Rs 1.54 C

These rates still sit well below similar areas in Bengaluru. That gap is one reason NRI and Bengaluru buyers look at Mysuru. Many want a second home or a retirement home.

Real estate and surrounding projects

Western Mysuru has moved fast over the last few years. As land closer to the city centre filled up, builders shifted west. They moved toward Hunsur Road, Bogadi and Huyilalu, where larger plots were still available.

Prestige Pavilion

sits in Huyilalu, on the Bogadi corridor. It is close to the upcoming cricket stadium and the Mysuru Peripheral Ring Road. The project spans 4 acres, with 360 apartments across 3 towers. These towers rise from 16 to 18 floors, with about 35% open space.

You can choose 2, 3 and 4 BHK homes, from 1100 sq ft to 2,600 sq ft. Prices start at Rs 77 Lakh for a 2 BHK. A 3 BHK starts at Rs 1.12 Crore, and a 4 BHK at Rs 1.54 Crore. The base rate works out to about Rs 7000 per sq ft. The project is currently in pre-launch. Its Expression of Interest is open ahead of a formal launch on 5 December 2026. RERA registration is awaited.

The project's main amenity is a 21,000 sq ft clubhouse. Its "Pavilion" design uses open courtyards, columns and covered common areas. Prestige Group has built it. The developer has worked in real estate since 1986. It has delivered more than 300 projects across South India.

Sobha Retreat

Sobha Retreat is a plotted development on Bogadi Main Road. It spans 13.52 acres, with 204 plots between 1,200 and 2,400 sq ft. Prices start from Rs 24 Lakh. That makes it one of the cheaper entry points on this side of the city.

Sobha Meadows

Sobha Meadows offers plots in Anagahalli, on 5.66 acres, with 86 units. It sits further from the Bogadi corridor, but adds to the same western growth belt.

Is Mysuru a good place to live and invest?

It depends on what you need.

Mysuru suits you well if you work at Infosys or another Hebbal employer. The commute from the western corridor runs under 30 min. It works for families too, given the schools clustered around Vijayanagar and Bogadi. NRIs and Bengaluru buyers often pick Mysuru for a second home. The three-hour expressway link and lower prices make it an easy choice. Investors like this western belt too. The upcoming cricket stadium and Peripheral Ring Road should push prices up over time.

Mysuru suits you less if you need a metro connection, since the city does not have one. It also suits you less if you want a hospital within a five-minute drive. The bigger facilities sit in Vijayanagar and JP Nagar, a short drive from Huyilalu.

In short, Mysuru offers a calmer pace than Bengaluru, at a fraction of the price. It carries steady upside as the western corridor develops.
